Host terms
Listing your place on anystay.fi.
These terms apply when you list a place on anystay.fi and take bookings through it. Plain language, and the same terms for every host.
Version 1.2 · 11 October 2026
1. Who we are and what we do
anystay.fi is run by Easy Host Oy, business ID 3288005-7, Sörnäistenkatu 19 B 21, 00580 Helsinki, Finland (“Anystay”, “we”). We show your place to guests, take bookings for it and collect the guest’s payment for you.
The accommodation contract is between you and the guest. You provide the stay, set its price and booking terms, and are responsible for it. Anystay is not a party to the stay and does not rent out your place.
Private persons and businesses can both list. By creating an account you accept these terms. If you also use a paid Anystay plan, the Anystay terms of service (anystay.io/terms) apply as well; for bookings made on anystay.fi, these terms take precedence.
2. Your listing
- You must have the right to rent out the place: you own it, or the owner, landlord or housing company allows short stays.
- The listing must be true and current: photos, beds, amenities, location, house rules and anything a guest should know before booking. Use only photos and text you have the right to use.
- No contact details in the listing: no phone numbers, email addresses, website addresses or social media handles in the text or the photos. Your contact details are shown to the guest once the booking is confirmed.
- You are responsible for the laws that apply to renting out your place: permits, building use, limits on the number of short-let days and the records they require, fire safety, the guest register, taxes and, where required, a registration number on the listing.
- You publish the listing yourself and can take it off anystay.fi at any time. Bookings already made stay valid and you must honour them.
3. Prices, booking terms and how guests book
- You set the nightly prices, fees, minimum stay, cancellation policy and any payment plan. The price the guest sees includes VAT and every mandatory fee. Guests pay no service fee to Anystay.
- You must have booking terms for your guests. You can write your own or adopt Anystay’s standard booking terms and edit them. Your booking terms must not contradict these terms.
- You choose per listing how guests book, and the choice applies on anystay.fi and on your own booking page alike. With instant book, a booking is confirmed as soon as the guest’s payment is accepted, without your approval. With request to book, you approve or decline each request and the guest pays only after your approval. A guest may always send you a question before booking.
- Where a listing takes booking requests, you answer each request within 24 hours, or sooner when the stay starts the same day: by the listing’s check-in time, and at the latest a few hours after the request. A request you have not answered in time expires and the guest is told; nothing is charged. A guest may withdraw a request at any time before you approve it. The commission (section 4) is the same whichever way the booking was made.
- Guests cancel on their anystay.fi trip page, which refunds them under your cancellation policy. Cancellations by phone, email or message are not accepted: point the guest to the trip page. You cancel a booking yourself in Anystay (section 6), never by asking the guest to cancel.
- Keep your calendar right. If you also rent the place elsewhere, connect those calendars to Anystay. We re-read connected calendars before every booking, but a booking made elsewhere can still reach us late; avoiding double bookings is your responsibility.
4. Payments and payouts
- To list, you connect a Stripe account through Anystay. The guest pays by card on anystay.fi and the payment goes to your own Stripe account. Anystay does not hold guest money.
- Stripe pays the money out to your bank account on its payout schedule. Stripe’s own terms for connected accounts apply between you and Stripe, and Stripe may ask you to verify your identity.
- If you use a payment plan, later instalments are charged on the dates shown to the guest. If a later charge fails, collecting it is up to you.
- You are the seller of the stay. Card disputes (chargebacks) and Stripe’s dispute fees are yours, except where the dispute was caused by our error.
- You are responsible for VAT and income tax on your accommodation income.
5. Commission
- For each booking made on anystay.fi, Anystay takes a commission of the amount the guest pays: 15 % on the free Listing plan, 12 % on a paid Anystay plan (Host, Team or Business).
- The commission includes VAT and the card processing fee. Nothing else is added: your total cost for a booking is exactly 12 % or 15 %.
- The commission is deducted from each payment as it is charged; the rest is yours. You see the commission and your share per booking in Anystay.
- If the guest cancels and gets money back under your cancellation policy, the commission is returned in the same proportion. You pay commission only on what you keep.
- Bookings that come in through your own Anystay booking site or other channels carry no marketplace commission.
- We may change the commission with 30 days’ notice by email. A change never applies to bookings already made.
6. If you cancel a booking
Guests plan around a confirmed booking, so a cancellation by the host is serious. Whatever the reason, the guest gets back everything they paid.
With a valid reason you pay nothing and the commission is returned. Valid reasons are:
- damage or urgent repairs make the place unusable
- a renovation that could not have been planned
- serious illness or a death in the family
- the guest clearly intends to break the house rules
- natural disaster, public emergency or travel restrictions
We may ask for something that shows the reason. Without a valid reason, Anystay keeps the commission as a cancellation fee, the cancelled nights stay closed on anystay.fi, and the cancellation counts towards removal (section 9). A double booking caused by a calendar conflict counts as a cancellation without a valid reason.
7. Guests, messages and payment outside anystay.fi
- Before a booking is confirmed, messages between you and a guest go through anystay.fi, and contact details in them are hidden.
- Never ask a guest you met on anystay.fi to book or pay outside it, and do not charge them anything that was not in the price at booking, except a security deposit or local tax shown in the listing.
- Treat guests equally. You may not refuse or treat a guest differently because of their origin, religion, gender, sexual orientation, disability or other personal characteristic.
8. Reviews and ranking
- Only a guest who stayed through an anystay.fi booking can review it, within 14 days of check-out. The guest rates the stay against what the listing promised, and the listing shows the share of stays rated as expected or better.
- You can leave private feedback on the guest. Both are revealed together when both are in, or after 14 days at the latest.
- You cannot change, hide or remove a review. We do not remove reviews either, except one that is unlawful, contains personal data or contact details, is not about the stay, or makes a clearly false statement that can be proved. You can reply publicly once a review is shown.
- Search results show listings that match the guest’s search and are free for the dates. They are ordered by whether a price is available, then by the review share, adjusted so a new listing is not penalised for having few reviews. No host can pay for a better position, and Easy Host’s own listings get no advantage.
9. Removing a listing or an account
We may take a listing off anystay.fi, or close the account, for:
- repeated cancellations without a valid reason, including double bookings
- a review share that stays clearly below what guests can expect
- taking or asking for payment outside anystay.fi, or contact details in the listing
- a listing that is false or misleading, or a place that is unsafe
- missing or false identity or tax details (section 10)
- breaking the law, these terms or the rights of guests or third parties
The exact limits for cancellations and review share are on our host quality page, anystay.fi/majoittajaksi/laatu; we announce changes to them 30 days in advance. We tell you the reason when we remove a listing. Closing an account is announced 30 days in advance, unless the breach is serious or the law requires faster action. You can contest a removal by email and we will reply. Bookings already made stay valid unless the guest’s safety requires otherwise.
10. Identity and tax details (DAC7)
EU law (Council Directive 2021/514, “DAC7”) requires us to collect hosts’ identity and tax details and to report the income from anystay.fi bookings to the Finnish Tax Administration once a year. The Tax Administration may pass it to the tax authority of the country where you live or where the place is.
You give us your name, address, date of birth or business ID, tax identification number and bank account, and keep them current. We send you a copy of what we report. Without these details a listing cannot be published. If details we must report are still missing after two reminders and 60 days from our first request, the law requires us to suspend your account and listings until they are in, and to report what we have.
11. Your content
Your photos and texts stay yours. You give us the right to store, show and adapt them (crop, resize, translate) to present your listing on anystay.fi and in places that bring guests to it, such as search engines and our social media, while the listing is published.
12. Data and personal data
You are the controller of your guests’ data for the stay you provide, and you may use it only for that stay and your legal obligations. Anystay is the controller of guest accounts on anystay.fi and of the data needed to run the marketplace. Our privacy notice at anystay.fi/tietosuoja explains how we handle data.
You see the data about your own listings: bookings, guests’ contact details once a booking is confirmed, messages, reviews, payouts and commission. On request we give you an export of it, while your account is open and for 30 days after you close it. Guests’ contact details stay hidden before a booking is confirmed.
Anystay sees the data of every listing and booking on anystay.fi. We use it to run the marketplace: search and ranking, payments, reviews, preventing fraud, and statistics such as price and occupancy levels by area. We never give one host’s data to another host, and statistics we show are combined so that no single host can be identified.
13. Liability
You are responsible to the guest for the stay. Anystay gives no damage protection or rebooking guarantee: claims between you and a guest about damage, cleanliness or the stay itself are settled between the two of you. We recommend insurance that covers renting out the place.
We are liable for direct damage caused by our breach of these terms, up to the commission you paid us in the twelve months before the event. We are not liable for indirect damage such as lost bookings or lost income. These limits do not apply where the damage was caused intentionally or by gross negligence, or where the law does not allow them.
You are liable for damage your breach of these terms causes us, including claims made against us by guests or authorities because of your listing or your stay.
14. Changes to these terms
We announce changes by email at least 30 days before they take effect. If you do not accept a change, you can take your listings off anystay.fi before that date; bookings already made follow the terms in force when they were made.
15. Law and disputes
Finnish law applies. We try to settle any disagreement by talking first. If that fails, disputes are heard by the District Court of Helsinki. If you list as a private person, you may also take a dispute to the Finnish Consumer Disputes Board or the district court where you live.
